Our Strategy- Buy Smart, Buy Below Market Value
With a strong cash position, we capitalize on opportunities from motivated sellers, acquiring properties at prices below market value. This strategic approach ensures built-in equity from the outset, positioning us to weather potential market corrections while maintaining positive cash flow from day one. The ongoing historic market growth in Dubai becomes a bonus to our solid foundation, reinforcing our commitment to long-term value and stability. Our strategy further focuses on knowing the right time to sell, many of our deals are targeted to be sold right before or just at completion, when historically the rate of return is the highest as it is mortgageable, tangible, and able to be used.
While our target annual return is 12%, with our investment philosophy, our investors have enjoyed an impressive average historical return of 20.3%, showcasing consistent performance and strong growth potential.
Our Investment Strategy in More Detail
Being a cash buyer and targeting distressed sellers in Dubai’s real estate market offers distinct advantages, primarily due to the unique dynamics of the city’s property market:
Advantages of Targeting
motivated and distressed sellers Sellers
Why This Strategy Works in Dubai
Market Fluidity:
Dubai has a high percentage of expatriates, leading to frequent financial or relocation-driven distressed sales.
No Capital Gains Tax:
Investors can resell properties at a profit without incurring capital gains taxes, amplifying the benefits of buying low from distressed sellers.
Developer Offers:
Cash buyers can also leverage direct incentives from developers, such as discounts or zero transaction fees, further enhancing their position.
By combining the financial agility of cash purchasing with the strategic advantage of targeting distressed sellers, we can maximize ROI in Dubai’s dynamic and fast-paced real estate market.
Our Off Plan In Depth-Strategy
Our Off-Plan investment strategy focuses on motivated or distressed sellers, specifically targeting buyers who are partway through an active payment plan and struggling to meet their financial obligations. Ideally, we seek sellers who are midway through their payment schedule or further along, as these properties typically appreciate significantly as they near completion and become eligible for habitation or financing. Many off-plan developments progress in stages, with prices increasing by as much as 10% between stages. By stepping in to complete payments at original or below original obligation amounts, we secure built-in equity immediately for the investor.
Furthermore, we focus on payment plans with substantial final payments due at handover. This strategy enables us to minimize our capital outlay at acquisition. With a target to sell the property before the completion payment is required, we transfer that obligation to the buyer instead of the fund, thus keeping more capital to be deployed in additional acquisitions. By leveraging developer-offered payment plans, we minimize capital investment while maximizing returns, creating an efficient and profitable approach for our investors.
In Summary, Our Off-Plan Investment Strategy:
Renovation Investment Strategy
Our renovation investment strategy focuses on acquiring properties from motivated or distressed sellers, with a value proposition centered on fast closings, cash offers, and alleviating seller stress. We negotiate with transparency and provide solutions that address sellers’ needs efficiently and effectively.
We primarily target villas due to their scarcity and high desirability in the market. Our focus is on units built by top developers with strong name recognition and market demand, such as EMAAR, DAMAC, Nakheel Properties, and Dubai Holdings. These properties, when purchased strategically, allow us to implement our comprehensive renovation strategy to unlock significant equity value by enhancing finishes and overall quality, aligning with the target area’s demographics and current trends.
While this approach is more capital-intensive than our off-plan strategy, it delivers higher target returns. This is achieved through careful timing, strategic property acquisition, and value appreciation after completing construction updates. Although property flipping is a well-known strategy globally, it has been underutilized in the Dubai market. The local market often prioritizes new developments, quick transactions, and rental income, as many investors are non-residents seeking consistent, hands-off returns. While small-scale operators may occasionally pursue this strategy, it has yet to be executed at the scale and sophistication we are proposing within our fund.
